1. Don’t list your home at a higher price with the intention of lowering later when it doesn’t sell. It doesn’t matter how many upgrades you have done to your home or how much you paid for it or how much you owe, it’s only worth what the market is willing to pay. You’re only going to alienate potential buyers and your home could sit for months without an offer which could create another whole set of issues.

2. If something is broken, fix it! It doesn’t matter how small or insignificant you think the repair is – fix it. Otherwise, once your buyer sees one item that needs repaired, they will look more closely for other things that need repaired; thus devaluating your home in their mind.

3. Make your home as neutral as possible. You’re probably emotionally attached to your home, and why shouldn’t you be, you’ve probably lived there for years. However, your taste in color and decor will not necessarily appeal to the widest audience. So make everything as neutral as possible.

4. Remove all your family pictures and personal items. You want your buyers to be able to envision themselves living there, and they won’t be able to do that with pictures of your wedding and your dog glaring at them around every corner.

5. You will most likely receive a few lowball offers, but don’t allow yourself to become offended. Your buyers have been shopping around and oftentimes sellers will accept a lowball offer. Therefore, you can’t blame your buyer for trying. Use this as your opportunity to negotiate a better deal.

6. One of the most important things to be done when selling a home is to implement a top notch marketing plan. Don’t skimp on your marketing campaign. Contact your realtor about getting the best marketing package available. This is a decision you won’t regret and one that will usually pay for itself in spades!
